80|50 Mammoth, named after its elevation at the entrance to the Village in Mammoth Lakes, California, is the latest addition to the expanding collection of luxury private residence clubs throughout the world. 80|50 is a collection of spacious and luxurious residences with elegant furnishings. Amenities include a rooftop spa, members’ lounge, media and game rooms, state-of-the-art fitness center, and direct access to Mammoth Mountain’s gondola. 80|50’s facilities are private and designed exclusively for the use of its owners and their guests.

No. 80|50 is owned and enjoyed much like a private country club. Owners have access to 80|50 residences with the right to use their residences anytime they’d like, subject to the Reservations Policies and Procedures.

Yes. Residence clubs are the fastest growing segment of the luxury vacation home industry. Affluent buyers at premier destinations such as St. Barts, London, Aspen, Vail, St. Johns, Telluride, Manhattan, Rancho Santa Fe, Scottsdale, Cabo San Lucas, and Deer Valley are fueling this trend.

How many ownerships will be sold?
Each Residence will have only eight shares; owners may purchase more than one share.

As a owner, how often can I stay at 80|50 Mammoth?

Owners, their immediate family, and accompanied guests can stay as often as they wish, subject to the Reservations Policies and Procedures. Owners have the flexibility of reserving vacations well in advance or as a last minute getaway vacation. One, two, and three-bedroom owners may reserve up to 28 nights of Planned Vacations along with significant additional Space-Available Vacation and Short Notice Space Available vacation opportunities.

Can owners leave their personal belongings at 80|50 Mammoth?

Yes. 80|50 Mammoth provides an on-site, secure area to store recreational equipment, clothing and personal items.

Will owners always stay in the same 80|50 Mammoth residence?

Not necessarily. To provide more availability and flexibility, owners have equal access to the 80|50 residences in their ownership type. For example, owners of a two-bedroom residence will always be guaranteed usage of a two-bedroom residence. And while floor plans may vary slightly, residences are similarly furnished and accessorized. Owners may request a specific residence and this request will be granted when possible.

What is provided for the Annual Assessments?
The Annual Assessments cover maintenance, professional management, and operations of all facilities and amenities. These fees provide funds for staff salaries, supplies, interior maintenance, exterior maintenance, landscaping, window washing, trash removal, legal and accounting fees, fuel, utilities, insurance, cable TV, telephone service, internet service, and funds for replacement of furniture and finishes.

Who controls the affairs of 80|50 Mammoth?
A owner-elected board of directors will control the affairs of 80|50 Mammoth including the establishment of the annual operating budget.

Can I rent my reserved vacation time at 80|50 Mammoth to others?
Yes. You may elect to rent your confirmed Planned Vacation through the 80|50 Mammoth management group, although there are no guarantees that you will earn rental income.

Do owners have guest privileges?
Yes. Owners may invite guests on an accompanied or unaccompanied basis subject to the Reservations Policies and Procedures.

Can a corporation, partnership, or LLC purchase an ownership?
Yes.

How is title conveyed to the owner?
Each ownership will receive a deed at closing. A fee simple title to a fraction of a 80|50 Mammoth residence and to an undivided interest in 80|50 ’s common areas will also be provided at closing. Each owner will also receive an alta title insurance policy issued by a nationally recognized title insurance company.
